These Terms and Conditions govern the use of our website and outline the contractual standards for the roofing and structural estimate services we provide across the Muskoka region, Ontario, Canada. By accessing our website or accepting our project estimates, you agree to comply with and be bound by the following terms.

1. Estimates, Quotes, and Scope of Work

  • Validity of Quotes: All written project estimates, roofing quotes, and scope proposals issued by I.B. Roofing Muskoka are strictly valid for a period of fifteen (15) days from the date of issuance. Prices are subject to adjustment after this period due to fluctuating material and labor costs.

  • Unforeseen or Hidden Structural Damage: Due to the nature of roofing, certain structural issues cannot be identified until the old shingles and underlayment are completely torn off. If rotten plywood or decking is uncovered during the tear-off phase, the homeowner/client will be charged a flat rate of $140.00 CAD per sheet for structural replacement, inclusive of additional materials and localized labor.

  • Additional Structural Repairs: For any major structural anomalies, rafters, or structural integrity issues discovered during construction that exceed standard plywood replacement, I.B. Roofing Muskoka will halt work on the affected area to discuss repair paths, material options, and additional pricing updates directly with the homeowner before proceeding.

2. Payment Terms and Project Schedule

To maintain professional logistics, delivery schedules, and project timelines, all residential and commercial roofing installations adhere to the following strict milestone payment structure:

  1. 10% Booking Deposit: Due immediately upon contract signing to reserve and secure an official installation start date on our project calendar.

  2. 40% Material Delivery Milestone: Due immediately upon the arrival of our crew and the delivery of roofing materials, shingles, or safety equipment to the client's property.

  3. 50% Final Project Completion: Due immediately upon substantial completion of the roofing project, cleanup of the site, and a final walkthrough confirming the client is fully satisfied with the workmanship.

3. Insurance, Liability, and Weather Hazards

  • Commercial Liability Coverage: I.B. Roofing Muskoka maintains an active $5,000,000.00 CAD Commercial General Liability Insurance policy to cover property damage or unforeseen incidents under applicable Ontario insurance standards.

  • Worksite Safety: All our on-site roofing technicians and workers are fully insured and covered under the Workplace Safety and Insurance Board (WSIB) of Ontario, ensuring strict adherence to provincial safety compliance laws and fully protecting homeowners from any on-site injury liability.

  • Unforeseen Weather Mitigation: While I.B. Roofing Muskoka utilizes professional-grade water mitigation, commercial tarping, and continuous weather monitoring to secure an open roof structure, our active $5M liability policy serves as the core financial and property protection mechanism for any sudden, unforecasted severe weather events or accidental damages during active construction.

4. 10-Year Workmanship Warranty

I.B. Roofing Muskoka stands firmly behind our elite quality of work. We provide an explicit, written ten (10) year workmanship and installation warranty upon final project completion. This covers any defects arising strictly from the installation process and operates independently from the manufacturer's separate material warranties on shingles or underlayment.

5. Intellectual Property Protection

This website is purely informational to facilitate project inquiries and quote forms. All text, layout designs, structural imagery, logos, and real job-site photographs of our work in Huntsville, Bracebridge, and Gravenhurst are the sole intellectual property of I.B. Roofing Muskoka. Any unauthorized duplication, plagiarism, or scraping of our website content or assets by competitors for commercial misrepresentation is strictly prohibited and subject to immediate legal enforcement.

6. Governing Law

These Terms and Conditions, alongside any contractual relationships established through our services, shall be governed by, interpreted, and enforced exclusively in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein.
